The Director, Building Systems will provide technical support for all building systems and identify opportunities for improving equipment safety and reliability. This role will rely on an individual that will problem solve and help design, build and test mechanical devices, tools and machines.
Job Duties:
- Manage building system vendor relationships and verify compliance with contract requirements (e.g. elevator, HVAC, pumps, plumbing, generators etc.).
- Ensure compliance with all regulatory requirements related to building systems (e.g. elevator, pressure vessels, environmental systems).
- Lead incident investigations after equipment failure or hazard identification.
- Audit processes and procedures related to building systems.
- Monitor manufacturer equipment recalls and facilitate resolution.
- Conducts site walks with on-site maintenance teams to audit building systems and discuss safety and reliability concerns.
- Works closely with the safety team to review and resolve hazards related to building systems.
- Collaborates with capital team on recommended asset preservation.
- Drives oversight of training on large mechanical equipment.
- Ensures testing building equipment and systems during delivery of new assets.
- Determining HVAC loads and sizing equipment, ductwork and piping.
- Providing operational maintenance and retrofit services to increase performance and reduce energy consumption.
- Works with architects, electrical engineers, truss manufacturers and builders.
- Provides expert knowledge on elevator infrastructure and components.
Minimum Qualifications / Other Expectations:
Education & Experience:
- Bachelor’s degree in Engineering, mechanical engineering or closely related field preferred.
- 8+ years experience providing engineering support for systems.
Other:
- NAEC Elevator Certification a plus.
- Strong working knowledge of all building systems including but not limited to HVAC, chillers, boilers, cooling towers, pumps, generators, water treatment. etc.
- Travel to conferences/seminars to maintain CEU and new technology trends.
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law.
- This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.
Compensation:
Base Pay Range: $138,700.00 - $178,300.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
